Job Description
Position Purpose

Responsible for accurate, timely and comprehensive research, financial analysis and reporting for Northland's development initiatives. Working closely with the Development team and interfacing with the Investment team, this role will involve research, including market analysis and competitive evaluation, zoning review and due diligence; preparation of financial analyses, including cash flow analysis, pro forma modeling, and budget tracking; and general support for development projects.

Essential Functions

The following list of essential job functions is not exhaustive and may be supplemented or changed as necessary.
  • Perform comprehensive market analysis and competitive assessments in key markets targeted for development.
  • Maintain tracking information and databases to support development initiatives.
  • Perform comparative analysis of vendor and consultant proposals and scopes of work.
  • Collaborate with the Development Financial Manager in support of project financial analysis and perform financial modeling, including detailed development pro formas, IRR analysis, discounted cash flows and economic analysis as appropriate.
  • Prepare materials and analysis to support development team presentations to stakeholders, partners and investors.
  • Prepare written development summary reports for senior management.
  • Collaborate with property managers to develop detailed operating pro formas for development projects and to transition financial management of projects from development to operations.
  • Work in concert with Investment team to perform market analysis, development underwriting, and due diligence.
  • Review and understand loan terms, borrower obligations and reporting requirements for development initiatives.
  • Provide oral and written updates to senior management on a regular basis.
  • Special projects as required.

  • Comprehension of the real estate development process, budgeting and analysis.
  • Comprehension of commercial, multifamily and retail financial operations and analysis.
  • Demonstrated proficiency in financial modeling, budget development and cash flow analysis.
  • Strong Excel skills and ability to perform complex calculations.
  • Strong quantitative skills and analytical ability.
  • Strong verbal and written communication skills.
  • Strong organizational skills and attention to detail, with ability to manage multiple projects simultaneously.
  • Ability to meet deadlines, set priorities for workload and work effectively under pressure.
  • Ability to work both independently and as an integral member of a team.
  • Ability to interpret responsibilities and initiative to assume additional responsibilities.
  • Ability to work collaboratively with coworkers and support a cooperative, productive work environment.
Experience
  • One to three years of experience in real estate development, engineering, finance, and/or management is strongly preferred.
  • Demonstrated experience in a real estate financial analysis.
Education
  • A Bachelor's Degree in business-related field is required.
  • Finance or engineering degree preferred.
